What has to be checked before anything is signed?

A title and feasibility audit: ownership chain, encumbrance certificate, pattadar passbook or Dharani record, conversion (NALA) status, master-plan zoning, access and any disputes. The verdict should be one of three — Go, Fix-first (with steps and cost) or No-go. Spending on construction before this is the most expensive mistake landowners make.

Can NRIs develop land in Hyderabad into a warehouse?

Yes, if the land is non-agricultural or can be converted; NRIs cannot buy new agricultural land.
