LeaseGodown charges a one-time brokerage of 1 month's rent + 18% GST to the tenant and 1 month's rent + 18% GST to the owner, payable only when a lease is signed. Posting a requirement and listing a warehouse are free.

What does that come to on a real lease?

On 30,000 sq ft at ₹25 per sq ft per month, the monthly rent is ₹7,50,000. The tenant pays ₹7,50,000 + GST ₹1,35,000 = ₹8,85,000, and the owner pays the same on their side — once, not every month.

Why do both sides pay?

LeaseGodown runs a two-way brokerage: it inspects and markets the owner's property and sources, shortlists and negotiates for the tenant. Both sides are told about the other side's fee in writing before they sign. A protection period applies — 9 months for introduced tenants on ready warehouses and 12 months on land and build-to-suit — so the fee stays payable if the parties later deal directly.

How are agreements signed?

Owners sign a Listing-cum-Brokerage Mandate (or a Development & Leasing Mandate for land) and tenants sign a property-specific Brokerage Confirmation — all electronically with an Aadhaar OTP eSign. Every fee is invoiced under GSTIN 36AUTPR1263P1ZP (SAC 997221) by M/s Kreativ Web Solutions.

How much brokerage does LeaseGodown charge?
LeaseGodown charges the tenant 1 month's rent + 18% GST and the owner 1 month's rent + 18% GST, each one-time and payable only when a lease is signed.
Is it free to post a requirement or list a warehouse?
Yes. Posting a requirement, listing a warehouse and receiving shortlists are free. Brokerage is due only on a signed lease.
When is the brokerage paid?
Within 7 days of the earlier of signing the lease (or agreement to lease) and payment of the security deposit, against a GST tax invoice (SAC 997221).
Does the tenant or the landlord pay the broker in Hyderabad?
With LeaseGodown both do: it is a two-way brokerage, disclosed to both sides in writing, with each side paying 1 month's rent + GST.
Is TDS deducted on brokerage?
Companies usually deduct TDS under Section 194H on brokerage payments. LeaseGodown invoices the full amount and provides details for the TDS certificate; confirm the current rate with your chartered accountant.
What does it cost to develop land into a warehouse with LeaseGodown?
A fixed title & feasibility audit fee of ₹50,000 + GST, a leasing commission of 1 month's rent + GST when a tenant signs, a development-management fee of 3% of construction cost + GST only if LeaseGodown manages the build, and optional property management at 2% of monthly rent + GST.
