Warehouses & godowns for rent in Medchal, Hyderabad
One of the fastest-growing corridors. Modern Grade A sheds with full dock specs.
Typical rent: ₹20–24 / sq ft / sq ft / month
Medchal, on the northern fringe of Hyderabad along NH-44, has become one of the fastest-growing warehouse corridors in the city. A wave of institutional and developer-led Grade A parks has brought modern sheds with 28–32 ft clear height, dock levellers, fire NOC and heavy floor loads to the market. It is the corridor of choice for FMCG distribution, third-party logistics (3PL) and regional distribution hubs serving north Telangana. Rents typically run ₹20–24 / sq ft / month for Grade A — competitive given the build quality — and the NH-44 access makes inbound truck movement straightforward. If you want new, spec-compliant warehousing without airport-level rents, Medchal is often the sweet spot.
The corridor that grew up fastest
Medchal sits on the northern edge of Hyderabad along NH-44, and over the last few years it has become the default answer for third-party logistics and FMCG distribution in the city. The reason is supply: a wave of developer-led Grade A parks brought modern, spec-compliant sheds to the market at a time when the rest of the city was still mostly offering converted industrial stock. If you want a new building with dock levellers, a real floor load rating and a fire NOC already in hand, Medchal has more of it, more often, than anywhere else in Hyderabad.
NH-44 is the other half of the story. It is the main north–south artery, which makes Medchal the natural staging point for anything moving to or from north Telangana, Maharashtra and beyond. Inbound full-truck loads arrive without crossing the city, and that alone removes hours from a distribution cycle.
What the stock actually looks like
Expect purpose-built sheds with clear heights typically in the 28–32 ft range — and increasingly higher, with some newer units offering around 11 m clear and 15 m to the centre. Dock levellers are standard rather than exceptional. Floor loads of 5 T/sqm are common, and FM2-grade flooring appears in the better parks, which matters if you are running narrow-aisle racking and precision material handling. Fire NOC and HMDA approval are far more likely to be in place here than in the older industrial corridors.
The cluster effect is real. Medchal has drawn recognisable logistics occupiers — Mahindra Logistics, Zepto and Delhivery among them — and that concentration brings its own advantages: a labour pool that already understands warehouse work, transporters who run the route daily, and neighbours who solve the same problems you do.
Reading the rent
The published band is ₹20–24 per sq ft per month plus 18% GST. That is genuinely good value for the build quality — you are getting close to airport-corridor specification at meaningfully less than airport-corridor rent. Within the band, newer parks with higher clear heights, FM2 flooring and full compliance sit at the top; older or less well-specified sheds sit below. Main-road frontage carries a premium, and it is usually worth paying for if your vehicles are multi-axle.
Who should look elsewhere
Medchal is a northern address. If your delivery density is concentrated in the south or west of the city, you will burn the savings on last-mile mileage and the ORR belt or Tellapur will serve you better. And if your freight is genuinely air-dependent, the drive to the airport from here is long enough to matter — Shamshabad exists for a reason.
