"Godown" and "Grade A warehouse" get used interchangeably, but they describe very different kinds of space — and paying Grade A rent for a Grade B job (or vice versa) is a costly mistake. Here is how to tell which one your operation actually needs.
What is a Grade A warehouse?
A Grade A warehouse is a purpose-built, institutionally specified shed. The hallmarks are high clear height (typically 28–40 ft), dock levellers for truck-bed-height loading, a strong floor load (5 T/sqm or more), wide column grids, FM-2 metal roofing, proper drainage, a current fire NOC and adequate sanctioned power. These are the spaces that support multi-level racking, automation and high-throughput logistics.
What is a godown (Grade B)?
A godown or Grade B shed is typically an older or simpler structure: lower clear height (18–24 ft), grade-level or ramp access rather than dock levellers, a more modest floor load (2.5–3 T/sqm), and compliance that varies unit to unit. Godowns are perfectly suited to bulk storage, manufacturing support, slower-moving stock and any operation where pristine spec is not the priority.

How to choose
Ask three questions. Do you rack vertically? If yes, you need Grade A clear height. Do you load full trucks at speed? Dock levellers (Grade A) pay for themselves in turnaround time. Is compliance critical — for pharma, FMCG audits, or insurance? Grade A's fire NOC and approvals matter. If the answer to all three is no, a well-located godown will do the job at a materially lower rent.
